My wife and I are both retired school teachers, and have been for several years, enjoying the freedom and personal choices that retirement can bring. However, we were growing more concerned about the soundness and longevity of our careful retirement planning.

For example, we had taken out a Long-Term Care insurance policy from a highly-rated firm with a history of never raising rates on this particular kind of policy.  Then, three years ago, we got their first-ever notice of a rate increase, which was followed by another one this year. This sudden uncertainty raised a number of other troubling possibilities.

We started doing some research, and subsequently learned about the Home Equity Conversion Mortgage (or HECM) from an article by “The Mortgage Professor” that appeared in our local newspaper. This gave the promise of providing the security and financial protection that we were looking for.

After doing further research on HECMs, we were referred to Phil Miller by the mortgage-loan officer at our local Columbia Bank.  Phil proved to be an invaluable resource, as well as a very nice guy to work with.  He was able to listen to our concerns and show how the HECM could complement our overall planning to help solve a number of potential problems – in addition to providing answers to the many, many questions that came up in our research.

The strategy that we developed was as follows. We obtained a HECM line of credit, which we have no current need to utilize. Because this credit line has a guaranteed growth rate, it will increase in value over time. Should we need it in the future (such as when either my wife or I die, and the household income has substantially decreased), the line of credit will be available to use for any purpose that we might choose.

Having now completed this process with Phil and obtained our HECM, we now feel confident that we have enhanced our ability to weather the future, with less worry over the shocks that it may bring.

I first obtained a Reverse Mortgage several years ago, and over time I had used all of the proceeds. Watching interest rates drop and property values increase, I contacted my previous Reverse Mortgage Company requesting a refinance. After 2 months and numerous phone calls they denied my request due to age, market values and “other factors” ?.

Weeks later I received a phone call from Phil Miller, who I met before getting my original Reverse Mortgage. He called to let me know he was now with Reverse Mortgage Direct. He offered to go through the refinance process with his company. In 30 days Phil was able to complete the refinance at a more favorable interest rate with enough cash back to me for repairs and upgrades to my home.

“We inherited & moved in to my parent’s big, waterfront home (with very high property taxes) 17 years ago. I foresaw that the taxes would deplete our savings, and discretionary spending for trips to visit our families, in approx 12-15 years! …and that is exactly what happened to us. Meanwhile I inquired about 12 years ago, with my insurance/financial planning firm I had been with for 30 years, about a Reverse Mortgage….I was told the closing costs were $30,000 up front, and the maximum mortgage. amount loaned was 25% of home value…this news was depressing to me, and I knew it wouldn’t be enough for my situation…so, we toughed-it-out till couple years ago, when our savings was finally depleted, and life was looking grim — no vacations no trips to see grandkids,etc.

I inquired about a Reverse Mortgage, again, in Feb. 2013 with a loan officer at my local bank. She referred me to Mr. Phil Miller of RMD. Mr. Miller came to our home, explained the best RM programs for our circumstances, and guided us efficiently thru the paperwork involved, and answered all our questions and concerns.

8 weeks later, we received a check for full reverse mortgage proceeds on our home…guess what?… the closing costs were less than $10,000(included in loan, no out-of-pocket costs to us), and the loan amount was 40% of home value now!…So, has the mortgage industry changed/improved over recent years?…OH YES!

My wife and I are just now getting used to idea that we have extra $1,000’s available, after expenses, to travel a little and visit our large families, as marriages and births occur every year now. Such a dilemma, given the cost of housing in Seattle. Do I sell my recently renovated home, close to family, in a neighborhood where I’m comfortable & secure, to free myself of a mortgage?

How far out of Seattle and away from family would I have to move to find something I could afford? As another school year began in the fall of 2008 (40 years after I first started teaching!), my doctor looked at me and said: “How much longer are you going to keep doing this, Susan?”. I began thinking seriously then about retiring. But as a divorced, single woman close to age 62, I didn’t see how it could financially be possible to keep my house AND be able to afford medical insurance if I did so. That worry kept me awake nights for months.

I had heard about Reverse Mortgages, but there was much negative talk about them. A friend was getting a refi and gave me her agent’s phone number. That agent didn’t do Reverse Mortgages, but spoke highly of Phil Miller. I called him, and was ecstatic that he would come to my house in Mukilteo to explain things to me.

Phil’s information allayed my fears- this government program protected seniors who qualified for a Reverse Mortgage- I hadn’t heard that before. Reverse Mortgages are FHA insured and HUD approved. The AARP is supportive. A borrower can never go “upside down” or be forced out of their home as horror stories seemed to say. Plus, I was able to get a fixed rate that was lower than the bank mortgage I already had!

I signed in August of 2009 and then completed my final year of teaching the following June. I no longer have a monthly mortgage payment, and I have no problem paying for that worrisome medical insurance.
